St. Leonards:
Additional Information
The Site
- The site occupies an elevated corner location within the Stonehaven Conservation Area and is in the vicinity of several listed buildings. The existing hotel building is an attractive stone-built period property over 2.5 storeys, damaged by fire in early 2010.
The Brief
- The brief calls for a new high quality residential development which will comprise a range of 1, 2, 3 and 4 bed townhouses and flats with gross internal areas ranging from approximately 60m² to 120m².
Layout
- The design concept is a simple layout which is in keeping with the urban grain of the surrounding area. Properties are located to form formal, public frontages facing Bath Street and Belmont Brae.Separate blocks create a partly enclosed rear semi-public courtyard which is for communal use. The arrangement also defines a front public courtyard which for parking is located at the south of the site and also to the west.
Accommodation
- 20 units proposed; 2no 1 bed flats, 9no 2 bed flats, 1no 3 bed flat, 1no 2 bed house arranged over 1.5 storeys, 4no 4 bed townhouses arranged over 2.5 storeys and 3no 3 bed townhouses arranged over 2.5 storeys.
- Existing hotel building refurbished and converted into 1,2 and 3 bedroomed flats, involving the removal of later additions and the re-instatement of original window positions and architectural features.
